.......Response from EMF-L........

As Randy repeats below -- DON'T buy a home (particularly if children are present or expected) "near" power lines.....

The "gut" question I always get is: HOW NEAR....??

The answer I gave (below) contained a touch of facetiousness (some of you may have noticed)...

It does get tedious trying to respond to the same questions, here, time after time -- when someone new joins..... Which I am ALWAYS pleased to see...... So, I hope that I will be pardoned for trying to give my answer in a new and different way......

Alasdair, by the way, gave the most "factual" answer.... We are all eagerly awaiting Professor Henshaw's (Bristol U. in the U.K.) final report on what should turn out to be "the best answer" that science has yet to offer.

What I did say -- "buy about a half a mile away from the power lines" -- was not only (a bit) exaggerated (facetious) ... it also contains an important "grain of truth."

The point is: after having been lied to for so many years -- whenever the government FINALLY does tell the public the truth (assuming "the truth" turns out to be about as Alasdair recites it below) ... THE PUBLIC IS NOT GOING TO BELIEVE THE GOVERNMENT!!!

The public reaction is going to be something like this:

"100 meters, you say,!! Unless it is down wind, then farther" ....I DON'T BELIEVE YOU!!!....... I'm not going to buy a house within half a mile of a power line......!!!"

In other words, the psychological "commercial" or "economic" impact on property values is the "perception" that will drive the "buying decision" MORE than will the "health issue." ......AND, it will drive the "safe distance" of "acceptability" much farther "out" -- away from the power lines -- than what the government says "is safe."...... At this point in time ... it may be a good idea for "buyers" to think about such matters.....

Cheerio.....

Don't purchase a house near a powerline if you are worried about health effects.

It is the wires / cables and not the pylons / towers that cause a problem.

The electric and magnetic fields are usually low enough by about 120 or 150 metres away ~ even from the largest power lines.

However some recent work at Bristol University suggests that living down-wind of the line (ie the NORMAL wind direction blows across the line before coming to your house) can produce a higher than normal incidence of a number of cancers. The 'safe' distance is about 500 metres, but is less if there are tall trees or high bushes between you and the line as most of the harmful aerosols attach themselves to these before they reach your house.

If the wind normally blows in any other direction than towards you from the power lines, then the 120 or 150 metres mentioned above is probably adequate.

Also, if it is a very non-polluted area (low natural radon gas and low man-made pollutants ~ industrial & motor vehicle, etc) then, again, the 120 to 150 metres clearance distance should be adequate.

I hope this helps.

Good wishes

Officially, there is no "agreed" answer to your question..... Government/industry are ducking their responsibility to inform the public, etc.....

But, here is my answer -- if it were ME.... I would not buy the house within a half mile or so from a power line of ANY size transmission line or substation......

"Science" doesn't really know the answer, yet, to the "health" question (childhood leukemia risk)..... But, within -- perhaps five years -- when more is known, and more of the public knows more about the risks (of ALL EMF/EMR) ... I predict that future buyers will greatly discount houses that are within as much as half a mile from power lines....!!!

In other words, your decision TODAY should be based upon the LIKELY future consequences of a nearby power line to the (de)valuation of your property......

I would "draw the line" at about a half mile -- in terms of that "financial" aspect....

There are a lot of new housing subdivisions that are popping up around high voltage lines. I am considering a purchase of a home near a powerline.

Obviously, the farther away the better, but what is the "Safe" distance from a power line?

What bothers me is that these are not First-time homes that they are building. ($250M) All the Realtors talk about is that you dont want to have it in your back yard as an eyesore but across the street a little further is acceptable...

Thank You,

Home Buyer...
